Workforce Housing?

Central Ohio is a growing community with growing affordable-housing needs. In our inaugural research report, we identified 54,000 low- and moderate-income households that pay more than half of their income for housing. That affordability gap is the result of existing economic, housing-cost, and demographic trends — and future population projections indicate the need will only grow larger.

Within rental housing, the hands-down unsung workhorse is workforce housing, defined as housing “that can be reasonably afforded by a moderate to middle income, critical workforce and located in acceptable proximity to workforce centers.” This is due to a confluence of factors.
Many millennials strapped with debt and facing stagnated wages can’t afford to move out of their parents’ homes, and when they do, workforce housing is their most realistic option.
Throughout the recovery from the 2008-09 recession, new multifamily development has focused largely on Class A units, not Class B or C. Further exacerbating this undersupply, large swaths of the latter have been torn down to make way for higher-end development.
Passive real estate investing, especially in single family workforce housing, yields high returns without volatility. Simply put, workforce housing outperforms high-end multifamily. Affordable, well-situated and well-managed units appeal to the most renters and offer the biggest and least labor-intensive return potential for real estate investors.

Central Ohio market for affordable workforce housing

The Columbus Ohio, area housing market is listed in the top U.S real estate markets for growth, rentals, and sales, according to Forbes magazine. Furthermore, Columbus has a low new housing inventory for workforce renters and buyers. This has created the demand for newly constructed workforce housing extremely high, with most new homes pre-selling for higher than listed prices. Columbus has a waiting list of 50,000 people needing metro area rental affordable workforce housing.
